How is our location within the market determined?Requests for specific spaces will be considered with reasonable rationale including infrastructure needs, size, and neighboring vendors. However, available spaces are assigned based on the best fit.

What is the monthly rent for a vendor space?Monthly rents vary by unit. For more information, please refer to the floor plans in the About section and contact Natalia Stezenko.

Are there any additional fees besides monthly rent, such as utilities?"In addition to rent, vendors will pay a monthly maintenance fee between $1/SF & $2/SF depending on space use to cover utilities (gas, water, & electric), trash, common area janitorial, pest control, WiFi and management services. Vented F&B spaces will pay $2/SF, Non-vented F&B will pay $1.50/SF, and Retail Only spaces will pay $1/SF.

What are the lease/license terms?Vendors are required to sign for a minimum of one year.

Does the market have any shared storage or refrigeration?At this time, there will be no additional storage (dry or cold) outside of each individual vendor space. If it becomes available at a later date, there will be an additional charge for the space.

Is there a limit to the number of vendors in each category?Riverport Public Market will have a diverse mix of vendors to provide distinct options. Vendor drink and food menus must be approved to eliminate duplication.

Will the market obtain a liquor license?The market will not have a shared liquor license meaning vendors must supply their own license to serve alcohol.

Will we be allowed to design our own space?Vendors will select a design scheme from the pre-selected options. Changes to the finishes can be requested and will be reviewed & approved on a case-by-case basis. Our goal is for the spaces to have unique looks, but still be cohesive. Vendors will be permitted to design the layout of their equipment in their corresponding spaces.

Will the vendor be responsible to pay for the build out the space?Yes, the vendor is responsible for the cost to build out the space beyond what is delivered. Vented spaces will be delivered with a main roughed-in electric and gas connection, an 8’ hood with suppression system, hot water, a grease trap, plumbing for a 3 bay sink & hand sink (both included) and tiled wet wall. Non-vented F&B spaces will be delivered with a main roughed-in electric connection, hot water as well as plumbing for a 3 bay sink & hand sink (both included) and tiled wet wall. All other spaces will be delivered with a main roughed-in electric connection.

Can vendors use personal architects and contractors to build out a space?Vendors are required to use the market's architect as well as general contractors & subcontractors. This allows for the market's development to maintain a strict timeline and sequencing which will assist in its timely opening.

Can vendors use any POS system?No, all vendors are required to use the same POS company to facilitate a uniform online ordering platform and market-wide gift card program.

Do vendors need to pay for maintenance of their space?Yes, vendors will be responsible for all equipment maintenance (including hood systems), repairs, replacements, and janitorial services within their space.

Will the building have security?Security cameras will be installed throughout the market, but vendors may, at their own expense, place security cameras in their spaces with prior consent of the Landlord.

Will health and business licenses be required? If so, how can a vendor facilitate this?"Each vendor will need to obtain their own individual business and health license from the City of Bethlehem.

What are the insurance requirement?Commercial general liability insure shall (i) have a minimum limit of $1,000,000 per occurrence and $2,000,000 general aggregate, $1,000,000 products / completed operations aggregate and $1,000,000 any one person or organization: (ii) include Riverport Public Market, LLC and its subsidiaries and affiliated entities as additional insureds on a primary and non-contributory basis; and (iii) include a waiver of subrogation. Worker’s compensation insurance shall be in compliance with all statutory laws of the State of Pennsylvania. Employer’s liability insurance shall be in the amount of $500,000 each person and $500,000 each occurrence. Umbrella/excess liability insurance shall (i) be in the amount of $1,000,000 each occurrence and $1,000,000 general aggregate, (ii) include Riverport Public Market, LLC and its subsidiaries and affiliated entities as additional insureds, and (iii) include waiver of subrogation. In the event vendor is permitted to sell alcohol, vendor shall carry liquor liability insurance in an amount of not less than $1,000,000 per incident.

Is it mandatory that vendors are open when the market is open?All merchants will operate under uniform hours based on product lines. Merchants will also be permitted to request an early opening or late close time.

Are vendors responsible for the parking of themselves and their employees?Yes, a monthly parking pass can be obtained from the Bethlehem Parking Authority. Otherwise the hourly parking rate is $1/HR.

Where is Riverport Public Market Located?The market is located at 17 W. 2nd Street, Bethlehem, PA 18015 and is in close proximity to Banana Factory, ArtsQuest, Steel Stacks, Wind Creek Casino, Lehigh University and Moravian College.

How large is Riverport Public Market?This multi-level market encompasses 24,000 square feet and will serve host to 20+ vendors. Additionally, there will be enough indoor seating to accomodate 250+ people.

When will Riverport Public Market open, and what will its hours of operation be?"The market is expected to open late in 2021, and will be open Wednesday through Sunday. The hours of operation is to be determined as this will correspond with the vendors' specific hours.

Will parking be available and easily accessible?Riverport Public Market is conveniently located near a parking garage that will be able to provide 250+ spaces.
